Patios, driveways & clay drainage in Poynton, Higher Poynton & Disley.

Poynton was built on coal, and its gardens still sit on the dense, grey clay that came with it. Further east the ground climbs towards Lyme Park. We drain the clay, step the slopes with sleeper walls, and finish with Indian sandstone patios and block drives.

01 · SK12 GROUND CONDITIONS

Mining-town clay in the village, hillsides towards Lyme.

Two very different gardens share one postcode. Here is what we usually find when the digger goes in.

HistoryPoynton’s coalfieldThe Vernon family’s pits worked here until the 1930s. Some gardens still hide old ash or shale fill a spade or two down.
SoilDense grey clayHeavier and greasier than Stockport’s brown clay. Water sits on top of it, so lawns stay squelchy well into spring.
SlopeRising to the eastHigher Poynton and Disley gardens often climb 1.5 to 3 metres from house to back fence, falling towards the house.

02 · DRAINING A POYNTON GARDEN

Water off the slope, away from the house.

  1. Dig a test pit

We dig a hole about a metre deep, fill it with water and time how fast it drains. On SK12 clay the answer is usually “very slowly”, and we tell you that honestly.

  2. Catch water at the top

A French drain (a trench with a perforated pipe in washed stone) runs along the foot of the slope or behind the top wall, so run-off never reaches the patio.

  3. Send it somewhere that works

Into a crate soakaway if the soil passes the test; if not, into your existing surface-water drain or a holding tank that lets water out slowly.

  4. Then build the patio

Only now do we lay the sandstone, sloped gently away from your walls so rain runs to the drain, not the brickwork.

05 · SK12 QUESTIONS

What Poynton and Disley homeowners ask us most.

Do old coal workings under Poynton affect a patio?+
Very rarely for a patio or drive, which spread their weight over a wide area. What we do find is old ash, cinders or soft fill near the surface. If we hit it, we dig it out down to firm clay and replace it with compacted stone, and we show you before we carry on.
Our garden slopes down to the house. Where will the water go?+
We catch it before it arrives: a French drain at the foot of the slope or behind the lowest wall, connected to a soakaway or your surface-water drain. The patio itself falls gently away from the house towards that drain.
Why sandstone rather than porcelain up here?+
Many SK12 homeowners prefer sandstone because it matches the local stone walls and cottages, and at £115/m² all-in it goes further on a big garden. Porcelain (£185/m²) is the better pick under heavy shade, as it doesn’t go green. David brings both to your survey.
Can you get machinery into a Disley cottage garden?+
Usually, yes. Our micro-digger narrows to 710mm, so it fits through most side gates. Where there is no side access at all, we use tracked power barrows and lay protection boards through the garage or along the path.
